Question: I am having a hard time deciding between two remodeling contractors. What should I look for to help me decide?
Answer:
You need to look no further than contracts and specifications to help you
decide. You can tell immediately who is the better contractor by what is contained in their documents, if you know what to look for. First of all, did they both give you a sample of their contract and terms and conditions to
review so you know what to expect when you sign? If not, there's one clue. Did they show you a copy of their insurance certificate and attach it to the contract per Wisconsin law? If not, there's another clue. Did they list a
breakdown of the payment schedule in the contract, or explain their warranty coverage in the specs? Hmmmm, more clues.
Did they include all building permits in the contract, or give you a completion date in writing? If
these items are not disclosed, I would think twice about using that contractor. Let's say both contractors have passed the test so far. Next check the specifications for details about what you are getting for your money. If the
specs are vague and full of one line descriptions like "Install window in bathroom", buyer beware, you cannot be sure of what you are getting. Look for details in the specs such as name brands of windows and other
products along with model numbers and finishes. Also, find out where the contractors purchase their materials. There is a big difference between materials purchased from a bargain home center and materials purchased from a
lumber yard. Know what you are getting for your money, it should be detailed in the specs!
If all is still equal, look to their referrals. If one contractor gives you a couple names, and the other presents an 8 page
list, who is disclosing more information? Call their referrals and talk to them, or better yet, go and visit a job. Most people are proud of their newly remodeled home and would be glad to show it off. Don't be shy when
checking out a contractors' referrals. If both contractors are still neck and neck after all these tests, then go with the one with the lower price.
