Custom Design
Associates, Inc. (Contractor)
shall supply labor and materials to construct the following Addition Remodeling
Project for Mr. & Mrs. Homeowner
(Owner) at 1234 Main Street,
Milwaukee, WI, 53129 (ph.#555-1234) in accordance with the following Preliminary
Specifications, dated August 2, 1999, Concept Design, dated August 2, 1999, and
foregoing Terms and Conditions of Construction Agreement.
I.) Contract Amount
and Payment
A.) Progress Payments
1.
Work shall be completed in accordance with the following Preliminary
Specifications and Concept Design in consideration for the contract sum listed
below with payment to be made as follows:

II.) General
A.) Permits
1.
Permits shall be applied and paid for by the Contractor.
B.) Utilities
1.
Owner is responsible for any charges made by utility or
fuel companies in the lighting, heating, or servicing during said remodeling.
C.) Insurance Certificate
1.
An original certificate of insurance shall be attached to construction
agreement. By signing this
agreement Owner states that he / she has inspected documents or has
waived such inspection.
D.) Warranty
1.
See attached Terms and Conditions number 18 for warranty coverage.
III.) Demolition
A.) Site Preparation
1.
Owner is responsible for removal and storage of personal
property and valuables from in and around construction areas including access
and construction material storage areas.
2.
Contractor shall put down carpet runners and plastic off
areas and retain dust as much as possible.
3.
Contractor shall maintain a clean job site with
appropriate waste containers and daily clean up.
B.) Job Preparation
1.
Remove exterior material such as windows, siding, trim, flashing and
gutters exclusive to the preparation for the new addition.
2.
Remove interior material such as millwork, doors, drywall, insulation,
partition wall framing, and other items exclusive to the preparation for the new
addition.
3.
Remove and retain swinging doors in garage to the entry and to the
exterior for re-installation.
4.
Remove roof material and roof trusses exclusive to the preparation for
the new addition.
5.
Haul away all construction debris only.
6.
Note: If any hazardous materials, such as asbestos, are
uncovered during demolition a licensed abatement contractor shall be contacted
to perform necessary work at an extra charge to the Owner as described in
the terms and conditions. This may
cause a delay in the schedule.
IV.) Construction
A.) Rough Carpentry
1.
Frame for floor with 16” floor trusses 24” on center.
2.
Frame for exterior walls and window openings with construction grade 2”
x 4” studs 16” on center.
3.
Frame for new door locations in the existing bathroom, master bedroom,
and master bathroom as indicated on the Working Drawings.
4.
Frame for roof trusses 24” on center as indicated on Working Drawings.
5.
Frame for new stairs to the master bedroom.
6.
Roof sheathing to be ½” Oriented Strand Board (O.S.B.) as indicated on
Working Drawings.
7.
Wall sheathing to be 1” Dow Board sheathing over the new exterior
walls.
8.
Sub Floor to be ¾” CDX plywood, underlayment to be 5/8” particle
board where carpeting is to be specified and 5/8” AC plywood where vinyl is
specified.
B.) Roofing / Gutters
1.
Furnish and install #235 asphalt shingles over 15# felt on the new
addition to resemble that on the existing roof.
2.
Furnish and install new aluminum flashing as necessary on roof of new
addition.
3.
Furnish and install aluminum gutters and down spouts on new construction.
C.) Insulation / Venting
1.
Furnish and install R-38 fiberglass insulation in flat ceiling areas,
R-11 in walls, and R-19 in sill space of floor trusses in the new addition.
D.) Windows / Doors
1.
Furnish and install four (4) Hurd aluminum clad double hung windows with ¾” insulating glass,
full surround snap in grills, and screens as indicated on Working Drawings.
E.) Siding / Trim
1.
Furnish and install horizontal aluminum bevel siding with 4" reveal
on addition to resemble the existing as indicated on Concept Design. Color to
resemble the existing color as close as possible.
2.
Furnish and install wood soffit and fascia to resemble the existing
construction.
F.) Fireplace
1.
Furnish and install a Majestic “G36HV” gas burning fireplace
with plain glass panel, circulating fan, oak log set, and direct vent
termination in the master bedroom as indicated in Working Drawings.
V.) Finishes
A.) Drywall
1.
Furnish and install 1/2" drywall on walls and ceilings of new
addition.
2.
Furnish and install 1/2" drywall on walls and ceilings of existing
dining room, kitchen and living room.
3.
Patch and repair 1/2" drywall on areas of walls disturbed from
construction to prepare for wall finishing.
4.
All outside corners shall be metal beaded.
5.
Joints and seams shall be taped and mudded and sanded to a smooth finish.
6.
A sand textured spray primer shall be applied to areas not receiving
wallpaper.
7.
Owner is responsible for wall preparation, priming, and
sizing all areas to receive wallpaper.
B.) Finish Flooring
1.
Furnish and install Columbus Textured Beauty “Granite” carpet
in master bedroom, bathroom, closet, and stairs up to bedroom.
C.) Ceramic Tile
1.
Furnish and install Cerim Tritone #33884 8” x 10” ceramic tile
in “Grigio” color on two walls and bench seat around shower, and around the
tub and on skirt in master bathroom as indicated on the Working Drawings.
Installation shall include one decostripe of Cerim “Listello”
#33997 3” x 8” decorative tile as indicated on Working Drawings.
All tub and shower tile shall receive Mapie white grout.
2.
Furnish and install Cerim Living #30671 12” x 12” ceramic tile
in “Fumo” color around the fireplace with Mapie “Silver” grout as
indicated on the Working Drawings.
VI.) Finish Carpentry
A.) Doors
1.
Furnish and install four (4) hollow core oak veneer doors as indicated on
Working Drawings.
B.) Hardware
1.
Furnish and install “Antique” brass Schlage lock sets on new
doors.
C.) Millwork
1.
Furnish and install 21/4" oak “ranch”
casings on doors and windows. Closet
interiors will receive standard 21/4" pine “ranch” casings.
2.
Furnish and install 31/4" oak “ranch” base
to resemble that in the existing residence.
Closet interiors will receive standard 31/4"
pine “ranch” base.
3.
Furnish and install 3 ¼” oak ranch base molding in areas affected by
new doors and walkways..
D.) Cabinets / Counter top
1.
Furnish Dura Supreme
“Crestwood” oak vanity in “Oxford” door style in “Sage” color with
“B12” door and drawer hardware as indicated on the Working Drawings.
2.
Furnish Dura Supreme
“Crestwood” oak face frame and doors next to fireplace in “Oxford” door
style in “Sage” color with “B12” door and drawer hardware as indicated
on Working Drawings.
3.
Furnish and install a Lippert X7 Mist “Cultured Onyx” vanity
top with two integral bowls in gloss finish with standard backsplash and
standard edge treatment as indicated on Working Drawings.
4.
Install cabinets and moldings as indicated on Working Drawings.
E.) Mirror / Accessories
1.
Furnish and install a Work Right #SS-1190-48 silver shower
enclosure with 3/16” gray tempered glass and two buttresses for new shower as
indicated on Working Drawings.
2.
Furnish and install two (2) 48” x 36” mirrors in the master bathroom
above the vanities and indicated on Working Drawings.
F.) Fireplace
1.
Furnish and install a 5’ Colonial Oak Mantle with dentil molding and
casing surround for the fireplace in the master suite as indicated on the
Working Drawings.
VII.) Plumbing
A.) Rough Plumbing
1.
Furnish and install new supply lines and trap for new sinks, water
closet, shower, and corner tub locations as indicated on Working Drawings.
2.
Furnish and install new gas supply lines for new fireplace location on
the Working Drawings.
3.
Contractor is not responsible for water pressure or water draining
deficiencies before, during or after construction.
B.) Fixtures
1.
Furnish and install a standard color Kohler “Rialto K3402 water
closet in the master bathroom as indicated on the Working Drawings.
2.
Furnish and install a National #69-II 66” 42” 22” corner tub
in the master bathroom as indicated on the Working Drawings.
3.
Furnish and install a Lippert 36” x 36” X7 Mist “Cultured
Onyx” shower base as indicated on the Working Drawings.
C.) Fittings
1.
Furnish and install two (2) American Standard #2021.641 chrome
“Ceramix” washerless faucets in the lavatory including single lever all
metal handle, cast brass spout, escutcheon, and separate sprayer.
2.
Furnish and install an American Standard chrome “Ceramix”
pressure balanced shower faucet.
3.
Furnish and install a Delta chrome “C-spout” #2780 Roman tub
filler with clear acrylic knobs.
VIII.) Electric
A.) General
1.
All electric is to be performed by licensed electricians.
2.
Contractor shall utilize the existing electric circuit
panel box and existing available circuit breakers.
B.) Rough Electric
1.
Furnish and install switches and receptacles as indicated on Working
Drawings.
C.) Lighting
1.
Wire for and install Owner's
surface mount light fixture bathroom sink.
2.
Wire for and install two (2) recessed vapor proof eyeball fixtures in
bathroom.
3.
Wire for and install two (2) recessed eyeball fixtures above fireplace.
D.) Appliances
1.
Furnish and install an exhaust fan in master bathroom to be vented
outside through an exterior wall.
E.) Communications Systems
1.
Owner is responsible for installation and remodeling of
television cable, phone wire, and security and fire alarm systems.
IX.) Heating /
Ventilation
A.) General
1.
Contractor does not guarantee the heating capacity or
cooling capacity of existing heating equipment.
B.) Sheet Metal
1.
Extend existing ductwork to heat and cool new living spaces.
Quantity and location to be determined by heating contractor.
C.) Ventilation
1.
Furnish and install flexible plastic hose from bathroom exhaust fan to
the outside through the roof terminated with a dampened roof cap.
2.
Extend existing flu through new addition to terminate out new roof as
indicated on Working Drawings.
X.) Painting
/ Decorating
A.) Walls / Ceiling
1.
Owner is responsible for labor and materials to prime and
paint all new and existing interior wall and ceiling surfaces.
2.
Owner is responsible for preparation of wall area where
wall paper is to be installed.
3.
Owner is responsible for wallpaper installation
B.) Millwork
1.
Stain & Varnish all new millwork, doors, and windows for new
addition.
2.
Stain & Varnish new millwork in existing home where replaced due to
new addition.
