Specifications

for

Basement Remodeling 

Custom Design Associates, Inc. (Contractor) shall supply labor and materials to perform the following Basement Remodeling for Mr. & Mrs. Homeowner (Owner) at 1234 Main Street, Milwaukee WI,  (ph.# 555-1234) in accordance with the following Specifications, dated March 8, 1999, Working Drawings, dated March 8, 1999, and foregoing Terms and Conditions of Construction Agreement.

 

I.) Contract Amount and Payment

 

A.)  Progress Payments

1.         Work shall be completed in accordance with the following Specifications and Working Drawings in consideration for the contract sum listed below with payment to be made as follows:

 

TOTAL OF CONTRACT .......... $30,500.00

Payment #1; Retainer (non refundable) .......... $1,500.00

Payment #2; Contract Deposit .......... $9,350.00

Payment #3; Upon Start of Drywall .......... $9,350.00

Payment #4; Upon Start of Finish Electric .......... $9,350.00

Payment #5; Upon Completion of Owner Authorized Punch List .......... $950.00

 

II.) General

A.) Permits

1.         Permits shall be applied and paid for by the Contractor.

B.) Utilities

1.         Owner is responsible for any charges made by utility or fuel companies in the lighting, heating, or servicing during said remodeling.

C.) Insurance Certificate

1.         An original certificate of insurance shall be attached to Construction Agreement.  By signing this agreement Owner states that he / she has inspected documents or has waived such inspection.

D.) Warranty

1.         See attached Terms and Conditions number 18 for warranty coverage.

III.) Demolition

A.) Site Preparation

1.         Owner is responsible for removal and storage of personal property and valuables from in and around construction areas including access to construction site, and construction material storage areas.

2.         Contractor shall put down carpet runners and plastic off areas to retain dust as much as possible.

3.         Contractor shall maintain a clean job site with appropriate waste containers and daily clean up.

B.) Job Preparation

1.         Remove necessary material for opening the staircase as indicated on the Working Drawings.

2.         Remove concrete block as necessary to prepare for new below grade window as indicated on Working Drawings.

3.         Remove concrete as necessary to prepare for plumbing waste line of new toilet as indicated on the Working Drawings.

4.         Haul away all construction debris.

5.         Note: If any hazardous materials, such as asbestos, are uncovered during demolition a licensed abatement contractor shall be contacted to perform necessary work at an extra charge to the Owner as described in the terms and conditions.  This may cause a delay in the schedule.

IV.) Construction

A.) Concrete / Masonry

1.         Patch and repair concrete floor resulting from plumbing waste lines of new toilet.

B.) Rough Carpentry

1.         Frame for basement walls with construction grade 2x 4 studs 16" on center. Sole plate to be pressure treated lumber as indicated on the Working Drawings.

2.         Box out beam, ductwork, and pipes as necessary.

3.         Re-frame area under stairs as indicated on the Working Drawings.

4.         Furnish and install a 2’ x 2’ tile suspended ceiling at the playroom and den as indicated on Working Drawings.  Allowance for ceiling grid is based on a standard fissured panel.

C.) Insulation / Venting

1.         Insulate only the newly framed exterior walls and box sills with R-11 insulation and 4-mil poly vapor barrier.  Insulate with fiberglass insulation.

D.) Windows

1.         Existing windows shall remain as is.  Windows to have drywall returns.

V.) Finishes

A.) Drywall

1.         Furnish and install 1/2" drywall on all new walls and ceiling areas as indicated on Working Drawings.

2.         Joints and seams shall be taped and mudded, and sanded to a smooth finish.

3.         All outside corners shall be metal beaded.

4.         A sand textured spray shall be applied to areas not receiving wallpaper.

5.         Owner is responsible for wall preparation, priming, and sizing all areas to receive wallpaper.

6.         No drywall work elsewhere in basement storage areas included.

7.         Owner is responsible for priming and sizing areas to receive wallpaper.

B.) Finish Flooring

1.         Owner is responsible for labor and materials to furnish and install finish flooring in new and existing basement living areas. Note: No leveling of floors is included or guaranteed, slight floor pitch variations shall remain as existing due to floor drain.

2.         Furnish and install approximately 4 square yards of Armstrong Designer Solarian #A2330 Mosiac Jewel vinyl floor material in bathroom.

C.) Ceiling Systems

1.         Furnish and install a 2' x 2' tile suspended ceiling as indicated on the Working Drawings.  Allowance for ceiling grid is based on a standard fissured panel.

D.) Accessories

1.         Install Owner  supplied accessories in bathroom, up to (3) three items, (more than (3) will be billed at a time and materials basis).  Note: Owner supplied materials to be at job site as scheduled, or a trip charge may result.

2.         Furnish and install one (1) 36"x 36" mirror in bathroom mounted above new vanity top.

3.         Furnish and install a Work Right swinging shower door with Rain Glass and silver metal trim in bathroom as indicated on Working Drawings.

4.         Owner is responsible for furnishing and installing any fixtures or accessories not indicated in the Working Drawings.

VI.) Finish Carpentry

A.) Doors

1.         Furnish and install eleven (11) hollow core oak veneer doors as indicated on the Working Drawings.

B.) Hardware

1.         Furnish and install antique brass Schlage locksets and brass hinges on doors.

C.) Millwork

1.         Furnish and install 21/4" oak “Ranch” casings on doors and windows. Furnish and install 31/4" oak “Ranch” base and shoe molding to resemble that in the existing residence.

2.         Furnish and install panels for access to shut off valves and drain clean-outs on walls and ceilings.

3.         Furnish and install metal access panels to shut off valves and drain clean-outs on walls and ceilings. Contractor to determine appropriate size and quantity.

D.) Cabinets / Counter top

1.         Furnish and install Dura Supreme “Crestwood” oak cabinets in “Windsor” door style with antique gray tint glass uppers and Butternut color as indicated on Working Drawings. Allowance for cabinets shall be $2,500.00

2.         Furnish and install Wilsonart #4552-50 Ebony Star Premium #50 finish, single cove laminate counter tops with standard backsplash and Oak Bullnose edge treatment on wet bar cabinets as indicated on the Working Drawings.

3.         Furnish and install one (1) “Swanstone “solid surface Mocha galaxy vanity top with bone undermount lav bowl, standard backsplash, and standard edge treatment in bathroom as indicated on Working Drawings.

E.) Cabinet Hardware

1.         Furnish and install (10) #5300 cabinet hardware selected by Owner on new vanity cabinets. Allowance for hardware shall be $5.00 each.

F.) Closets

1.         Furnish and install closet shelf and pole in new bedroom wardrobe closet and sump closet, and in closet in family room.

G.) Stairs

1.         Furnish and install Coffman #C-6010 “Traditional” solid oak railing, and C-5050 “Traditional” square top spindles on the opened up staircase.

H.) Fireplace

1.         Owner shall furnish and install fireplace.

VII.) Plumbing

A.) General

1.         All plumbing is to be done by licensed plumbers.

2.         Contractor is not responsible for water pressure or water draining deficiencies before, during, or after construction due to existing conditions.

3.         Note: Existing drains have the potential to become clogged when disturbed or dry out when temporally not in use, therefore the Contractor strongly suggests that the Owner make arrangements to have the existing drains cleaned during the finish plumbing phase of the remodeling project. Or the Owner has the option to have the  Contractor clean the drains for a charge of $100.00. Contact job supervisor for scheduling.

B.) Rough Plumbing

1.         Furnish and install plumbing drain, vent, and hot and cold feed lines to new wet bar sink as indicated on the Working Drawings.

2.         Furnish and install plumbing drain, vent, and hot and cold feed lines to new bathroom as indicated on the Working Drawings.

3.         Re-route waste line for existing sump pump up and out new 2 x 4 wall.

C.) Fixtures

1.         Furnish and install one (1) biscuit color Kohler Porto Fino bar sink.

2.         Connect waste and trap to new vanity top.  Installation shall include new water feed shutoffs.

3.         Furnish and install one (1) Swanstone Mocha Galaxy 36” x 36” shower enclosure.

4.         Furnish and install one (1) Swanstone Mocha Galaxy 36” x 36” shower base.

5.         Furnish and install one (1) biscuit color Kohler “Wellworth” PB water closet.

D.) Fittings

1.         Furnish and install a Kohler polished brass goose neck bar faucet with polished brass and wood insert handles on wet bar sink.

2.         Furnish and install one (1) Kohler “Coralais” (K-15182) chrome single lever lavatory faucets.

3.         Furnish and install one (1) Kohler “Coralais” (K-T15101-4/K-15701-K) chrome single lever Pressure Balanced shower mixer faucet with standard shower head.

VIII.) Electric

A.) General

1.         All electric is done by licensed electricians.

2.         Locations of switches and light fixture mounting boxes shall remain as existing unless otherwise indicated here or on Working Drawings.

3.         Extra electrical work requested by Owner will be billed on a time and materials basis according to the Terms and Conditions of this contract.

4.         Owner supplied materials to be at job site as scheduled or a trip charge may result.

5.         Contractor shall utilize the existing electric circuit panel box and existing circuit breakers spaces.

6.         Note: Electrical service upgrade is not included in this contract, it is assumed that existing equipment shall meet needed additional space required for new circuits.

B.) Rough Electric

1.         Re-vamp existing wiring only as necessary to allow for drywall walls and suspended ceilings.  Existing wiring shall remain as is, Contractor is not responsible for existing electrical conditions.

2.         Furnish and install new switches and receptacles per code and as indicated on Working Drawings.  Contractor shall install toggle/rocker switches and white/almond/ivory backplates.

3.         Note: Location of receptacles on Working Drawings are used as a guideline for the electrician, quantity or location may vary.

4.         Note: Electrical outlets and switches will be cut into backsplashes, tile, and/or drywall in the following locations: raised counters/bars, capped half-walls.  Single height islands and peninsulas will have outlets located in the back and/or side of the base

C.) Lighting

1.         Furnish and install thirteen (13) recessed can lights with white baffles as indicated on the Working Drawings.

2.         Furnish and install four (4) recessed directional can lights as indicated on Working Drawings.

3.         Furnish and install one (1) recessed vapor proof light fixture in shower area.

4.         Wire for and install Owner’s light fixtures above new vanity area.

D.) Appliances

1.         Furnish and install a Broan “Solitaire® Series” #S90, 90CFM exhaust fan to be vented outside through the wall.  Installation shall be with a 30-minute timer switch.

IX.) Heating / Ventilation

A.) General

1.         Contractor does not guarantee the heating capacity or cooling capacity of existing system.

2.         Contractor shall take all measures considered standard for balancing existing system after completion.

B.) Sheet Metal

1.         Extend ductwork as necessary to heat and cool new living spaces and furnish ceiling registers in new-finished areas.

2.         Furnish and install four (4) warm air supplies with dampers in new supplies.

3.         Furnish and install two (2) cold air returns.

C.) Ventilation

1.         Furnish and install flexible plastic hose from bathroom exhaust fan to the outside through an exterior wall with a dampened wall cap.

X.) Painting / Staining

A.) Walls / Ceiling

1.         Contractor shall apply primer and one (1) single color finish coat of paint to wall and ceiling areas prepared with spray texture.

2.         Owner is responsible for labor and materials to prime and paint finished wall and ceiling surfaces.

B.) Millwork / Doors

1.         Owner is responsible for labor and materials for staining and varnishing of new millwork and wood surfaces.

C.) Fireplace

1.         Owner is responsible for labor and materials for staining and varnishing of new fireplace millwork and wood surfaces.

XI.) Miscellaneous

A.) Communication Systems

1.         Contractor shall install one (1) television cable and one (1) phone wire.

2.         Owner is responsible for installation of any additional television cable, phone wire, and security and fire alarm systems for new basement.
