Specifications

for

Bathroom Remodeling

 Custom Working Drawings Associates, Inc. (Contractor) shall supply labor and materials to construct the following Bathroom Remodeling Project for Mr. & Mrs. Homeowner (Owner) at 1234 Main St., Milwaukee, WI, (ph.# 555-1234) in accordance with the following Specifications, dated March 8, 1999, Working Drawings dated March 8, 1999, and foregoing Terms and Conditions of Construction Agreement.

I.) Contract Amount and Payment

 

A.) Progress Payments

1.         Work shall be completed in accordance with the following Specifications and Working Drawings in consideration for the contract sum listed below with payment to be made as follows:

 

TOTAL OF CONTRACT .......... $20,300.00

Payment #1; Retainer (non- refundable) .......... $1,500.00

Payment #2; Contract Deposit .......... $6,000.00

Payment #3; Upon Start of Drywall .......... $6,000.00

Payment #4; Upon Start of Finish Electric .......... $6,000.00

Payment #5; Upon Completion of Owner Authorized Punch List .......... $800.00

Note: Contract Estimate is based upon the following Specifications and Working Drawings. Changes in specifications, selections and Working Drawings will be reflected in the final Contract Sum.

II.) General

A.) Permits

1.         Permits shall be applied and paid for by the contractor.

B.) Utilities

1.         Owner is responsible for any charges made by utility or fuel companies in the lighting, heating, or servicing during said remodeling.

C.) Insurance Certificate

1.         An original certificate of insurance shall be attached to construction agreement.  By signing this agreement Owner states that he / she has received and inspected such documents or has waived such inspection.

D.) Warranty

1.         See attached Terms and Conditions number 18 for warranty coverage.


III.) Demolition

A.) Site Preparation

1.         Owner is responsible for removal and storage of personal property and valuables from in and around construction areas including access to construction site, and construction material storage areas.

2.         Contractor shall put down carpet runners and use plastic to cordon off area and retain dust as much as possible.

3.         Contractor shall maintain a clean job site with appropriate waste containers and daily clean up.

B.) Job Preparation

1.         Remove the existing mirror and accessories in the bathroom.

2.         Remove electrical fixtures to prepare for new bathroom layout as indicated on Working Drawings.

3.         Remove the existing bath entry door, casings, and jamb to prepare for new door installation.

4.         The existing window and casings are to remain as is.

5.         Remove the existing window to prepare for new glass block window.

6.         Remove the existing vanity top and vanity cabinet to prepare for new bathroom layout as indicated on Working Drawings.

7.         Remove plumbing fixtures (toilet, tub, & pedestal sink), faucets, vents and drains only as necessary for new bathroom layout.

8.         Remove and retain existing toilet to prepare for vinyl/tile/laminate flooring. Note: To be re-installed in new/existing location as indicated on Working Drawings.

9.         Remove existing cast iron bath tub.

10.     Remove the existing base molding to prepare for new vinyl/tile/laminate floor preparation and installation.

11.     Remove the existing ceramic floor material to prepare for new vinyl/tile/laminate floor finishing.

12.     Existing ceramic floor material shall remain as is to prepare for new ceramic tile floor over the existing.

13.     Remove the existing ceramic tile wainscoting on walls where needed to prepare for new bathroom layout as indicated on Working Drawings.

14.     Remove the existing ceramic tile/“solid surface” tub/shower surround and tile backer up to the ceiling to the wall framing to prepare for new backer board and tile/“solid surface” shower surround.

15.     Remove drywall and non-bearing partition tub/shower wall framing to prepare new bathroom layout as indicated on Working Drawings.

16.     Remove the existing soffits above the tub and vanity area to prepare for new bathroom layout as indicated on Working Drawings.

17.     Haul away all unwanted fixtures and construction debris.

18.     Note: if asbestos or other hazardous materials are uncovered during demolition the owner will be notified immediately.  A licensed abatement contractor shall be called in to perform necessary work at an extra charge to the Owner as described in the terms and conditions.  This work may cause a delay in the schedule.

IV.) Construction

A.) Rough Carpentry

1.         Patch and repair sub-floor and underlayment from wall removal.

2.         Furnish and install  3/4” AC plywood in entire bathroom floor area.

3.         Frame for new whirlpool tub as needed for new bathroom arrangement.

4.         Add blocking and backing as needed at removed walls and soffits.

5.         Frame in for new bathroom entry door as needed.

6.         Furnish and install solid blocking as needed for pedestal sink/grab bar backing.

7.         Frame in for new glass block window in existing opening.

B.) Windows

1.         Furnish and install one (1) Hurd 2347 aluminum clad casement windows with 1" Heat Mirror TC-88 glass and screens centered in existing opening as indicated on Working Drawings.

2.         Existing windows shall remain as is.

V.) Finishes

A.) Drywall

1.         Patch and repair 1/2" drywall on areas of walls disturbed from construction in bathroom to prepare for wall finishing.

2.         Furnish and install 1/2" drywall on new walls and ceiling areas as indicated on the Working Drawings.

3.         Joints and seams shall be taped and mudded, and sanded to a smooth finish.

4.         All outside corners shall be metal beaded.

5.         A sand textured spray shall be applied to areas not receiving wallpaper.

6.         Owner is responsible for wall preparation, priming, and sizing all areas to receive wallpaper.

B.) Finish Flooring

1.         Existing vinyl flooring shall remain as is, no patching , repairing or replacement is included.

2.         Prepare existing vinyl floor areas with 5/16" fir plywood.

3.         Furnish and install approximately 10 square yards of vinyl floor material in bathroom.  Allowance for floor material shall be $45.00 per square yard.

4.         Re-stretch the existing hall carpet up to the new laminate/tile/vinyl floor in the bathroom.

C.) Solid Surface

1.         Furnish and install one (1) standard Corian “solid surface” tub wall panel kit. 

2.         Furnish and install one (1) standard color Corian “solid surface” shower wall panel kit. 

D.) Ceramic

1.         Furnish and install 1/2" Wonderboard concrete tile backer in the whirlpool/shower area on three walls to approximately 6'-0" above floor depending on the best tile layout, to prepare for new ceramic tile surround.

2.         Furnish and install approximately 70 square feet of ceramic field tile on walls to approximately 6'-0" above floor depending on the best tile layout, for the shower surround.  Installation shall include bullnose trim tile, soap and shampoo accessories, and a towel bar.  Allowance for tile material shall be $5.00 per square foot.

3.         Furnish and install approximately 30 square feet of ceramic field tile on the floor of the bathroom, laid on a 45 degree angle, as indicated on Working Drawings.  Installation shall include base tile as available.  Allowance for tile material shall be $5.00 per square foot.

E.) Accessories

1.         Install Owner  supplied accessories in bathroom, up to (3) three items, (more than (3) will be billed at a time and materials basis).  Note: Owner supplied materials to be at job site as scheduled, or a trip charge may result.

2.         Furnish and install one (1) 84"x 36" mirror in bathroom mounted above new vanity top. Note: Mirror to be installed directly on vanity backsplash.

3.         Furnish and install a Work Right #TE-1400-60 tub and shower enclosure with sliding door in clear tempered glass and silver metal trim in bathroom as indicated on Working Drawings. Note: Custom shower enclosures will have an extended lead time due to field measurement after tile has been set. This item may possibly extend beyond finish date on Contract due to extended lead-time.

4.         Furnish and install a swinging shower door with clear tempered glass and silver metal trim in bathroom as indicated on Working Drawings. Note: Custom shower enclosures will have an extended lead time due to field measurement after tile has been set. This item may possibly extend beyond finish date on Contract due to extended lead-time.

5.         Furnish and install one (1) Neo Angle shower enclosure with chrome frame and clear tempered glass.

6.         Furnish and install two (2) Franklin Brass Safety First (#5862) 1" satin chrome grab bars, to be mounted in the whirlpool/shower area.

7.         Furnish and install one (1) chrome shower curtain rod.

VI.) Finish Carpentry

A.) Doors

1.         Furnish and install two (2) hollow core oak veneer doors as indicated on the Working Drawings.

2.         Furnish and install two (2) six panel pine doors as indicated on the Working Drawings.

3.         Furnish and install one (1) set of hollow core oak veneer bi-fold doors in closet as indicated on the Working Drawings.

4.         Furnish and install one (1) hollow core oak veneer pocket door as indicated on the Working Drawings.

5.         Cut down existing doors as needed and trim thresholds to prepare for new floor installation.

B.) Hardware

1.         Furnish and install polished brass Schlage lock sets and brass hinges on doors.

C.) Millwork

1.         Furnish and install 21/4" oak “Ranch or Colonial” casings on doors and windows. Note: Verify selection with Owner.

2.         Furnish and install 31/4" oak “Ranch or Colonial” base and shoe molding to resemble that in the existing residence. Note: Verify selection with Owner.

3.         Furnish and install oak raised panel wainscot, approximately 32" high as indicated on the Working Drawings.

4.         Furnish and install access panel to whirlpool pump, approximately 18"x 24". Note: Verify location with dealer specifications and location on Working Drawings.

D.) Cabinets / Counter Tops

1.         Furnish and install Dura Supreme “Crestwood” oak vanity cabinets in bathroom in “Oxford” door style and color selected by Owner as indicated on the Working Drawings. Allowance for cabinets shall be $0,000.00. Note: Vanity cabinets to be at standard height.

2.         Furnish and install single cove laminate counter tops with standard backsplash and standard edge treatment on vanity cabinets as indicated on the Working Drawings.

3.         Furnish and install one (1) Corian“solid surface” standard color matte finish molded vanity top with matching color integral single/double lav bowl, standard backsplash, and standard edge treatment in bathroom as indicated on Working Drawings.

E.) Cabinet Hardware

1.         Furnish and install (0) #0000 cabinet hardware selected by Owner on new vanity cabinets. Allowance for hardware shall be $5.00 each.

F.) Closets

1.         Furnish and install closet shelf and pole in new closet.

2.         Furnish and install four (4) 24" deep white primed particleboard fixed shelves in closet.

VII.) Plumbing

A.) General

1.         All Plumbing is to be done by licensed plumbers.

2.         Contractor is not responsible for water pressure or water draining deficiencies before, during, or after construction due to existing conditions.

3.         Note: Existing drains have the potential to become clogged when disturbed or dry out when temporally not in use, therefore the Contractor strongly suggests that the Owner make arrangements to have the existing drains cleaned during the finish plumbing phase of the remodeling project. Or the Owner has the option to have the  Contractor clean the drains for a charge of $100.00. Contact job supervisor for scheduling.

B.) Rough Plumbing

1.         Furnish and install plumbing drain, vent, and hot and cold feed lines to new fixture locations in bathroom as necessary as indicated on Working Drawings.

2.         Re-route existing drains, vents, and feeds as determined by plumber.

3.         Connect waste and trap to new Corian “solid surface” single/double bowl vanity top.  Installation shall include new water feed shutoffs.

4.         Connect waste and trap to new Corian “solid surface” shower base.  Installation shall include a chrome drain strainer.

C.) Fixtures

1.         Furnish and install one (1) standard solid color Corian “solid surface” 36"x 48" shower base in as indicated on the Working Drawings.

2.         Furnish and install one (1) standard solid color Corian “solid surface” 38" x 38"  neo-angle shower base in as indicated on the Working Drawings.

3.         Re-install one (1) existing Kohler “Wellworth-EB” water closet with chrome trip lever in new location.

4.         Furnish and install one (1) standard solid color Kohler “Wellworth-EB” water closet. with chrome trip lever.

5.         Furnish and install one (1) standard color Kohler “Mansfield-RB” 130-160 water closet.

6.         Furnish and install one (1) standard color Kohler “Dynameteric 5.5” cast iron bath tub, with chrome waste and overflow.

7.         Furnish and install one (1) standard color Kohler “Mendota” cast iron bath tub, with chrome waste and overflow.

8.         Furnish and install one (1) standard color Kohler “Farmington” self-rimming lavatory sink.

9.         Furnish and install one (1) standard solid color Kohler “Chablis” pedestal sink.

10.     Furnish and install one (1) standard solid color Jacuzzi Capella” 60"x 60" corner whirlpool tub, with, 1 .5 HP pump, two (2) adjustable air controls, and seven (7) matching color PowerPro jets, (4) four fully adjustable,  and (2) two lumbar  jets,  one(1) foot jet. Note: Optional integral skirt available. Contractor does not guarantee the water capacity of the existing hot water heater and is not responsible for balancing system after completion.

11.     Furnish and install one (1) standard color Jacuzzi “Signa 6” 72" x 42" whirlpool tub with 6 PowerPro jets, (4) fully adjustable and (2) foot (chrome/white/bone) jets, 1.5 HP pump, and two (2) adjustable air controls. Note: Skirt not available. Contractor does not guarantee the water capacity of the existing hot water heater and is not responsible for balancing system after completion.

12.     Furnish and install one (1) standard color Jacuzzi “Luxura 5” 60"x 32" whirlpool tub with 1.5 HP pump, two adjustable air controls, and 6 PowerPro jets; (4) fully adjustable and (2) foot (chrome/ white/ bone) jets. Note: Optional skirt available. Contractor does not guarantee the water capacity of the existing hot water heater and is not responsible for balancing system after completion.

13.     Furnish and install a polished brass drain and overflow for whirlpool.

D.) Fittings

1.         Furnish and install two (2) Kohler “Coralais” (K-15182) chrome single lever lavatory faucets.

2.         Furnish and install one (1) Kohler “Coralais” (K-T15101-4/K-15701-K) chrome single lever Pressure Balanced tub and shower mixer faucet with standard tub spout and shower head.

3.         Furnish and install one (1) Kohler “Coralais” (K-T 15111-4/K-15701-K) chrome single lever Pressure Balanced shower mixer faucet with standard shower head

4.         Furnish and install one (1) Kohler ( K-15136) diverter  chrome tub spout.

5.         Furnish and install one (1) Kohler (K-9500) Mastershower 3-Way Handshower and slide bar kit to include: 3-way handshower and 24" chrome slide bar, acrylic soap dish, 60" metal chrome hose with swivel base.

6.         Furnish and install one (1) Kohler (K-9660) vacuum breaker.

VIII.) Electrical

A.) General

1.         All electric is done by licensed electricians.

2.         Locations of switches and light fixture mounting boxes shall remain as existing unless otherwise indicated here or on Working Drawings.

3.         Extra electrical work requested by Owner will be billed on a time and materials basis according to the Terms and Conditions of this contract.

4.         Owner supplied materials to be at job site as scheduled or a trip charge may result.

5.         Contractor shall utilize the existing electric circuit panel box and existing circuit breakers spaces.

6.         Note: Electrical service upgrade is not included in this preliminary proposal, it is assumed that existing equipment shall meet needed additional space required for new circuits.

B.) Rough Electric

1.         Re-route electric as necessary for new bathroom layout as indicated on Working Drawings. Existing wiring shall remain as is, Contractor is not responsible for existing electrical conditions.

2.         Furnish and install new switches and receptacles per code and as indicated on Working Drawings.  Contractor shall install toggle/rocker switches and white/almond/ivory backplates.

3.         Note: Location of receptacles on Working Drawings are used as a guideline for the electrician, quantity or location may vary.

4.         Note: Electrical outlets and switches will be cut into backsplashes, tile, and/or drywall in the following locations: raised counters/bars, capped half-walls.  Single height islands and peninsulas will have outlets located in the back and/or side of the base cabinets.

5.         Furnish and install two (2) GFI receptacles; one (1) in vanity area (installed in backsplash) and one (1) for whirlpool pump as indicated on Working Drawings.

6.         Wire for four (4) switched duplex outlets in master bedroom as indicated on Working Drawings. Note: To be switched to lower half of duplex outlet.

7.         Furnish and install a hard wired smoke detector as indicated on Working Drawings.

8.         Wire for Nu-Heat electric in-floor heat pad as required by code

9.         Wire for and connect new whirlpool pump in new bathroom.

C.) Lighting

1.         Wire for and install Owner's two (2) light fixtures above new vanity area. Owner supplied materials to be at job site as scheduled or a trip charge may result. Note: Installation shall be with an magnetic Ariandni dimmer switch.

2.         Furnish and install eleven (11) recessed can lights with white baffles as indicated on the Working Drawings. Note: Installation shall be with an Ariandni dimmer switch.

3.         Furnish and install six (6) low voltage 10 watt Ambiance lights. Note: Installation shall be with an magnetic Ariandni dimmer switch.

4.         Furnish and install two (2) vapor proof recessed light fixtures in whirlpool area, and one (1) above the shower. Note: Installation shall be with an magnetic Ariandni dimmer switch.

5.         Furnish and install four (4) 12"x48" recessed fluorescent light fixtures with plastic lens as indicated on the Working Drawings.

D.) Appliances

1.         Furnish and install a Broan “Solitaire® Series” #S90, 90CFM exhaust fan to be vented outside through the wall.  Installation shall be with a 30 minute timer switch.

E.) Equipment

1.         Furnish and install in-floor Nu-Heat electric heat pad thinset under tile floor in sun room. Installation to be on a floor-sensing thermostat with built-in GFCI.

IX.) Heating / Ventilation

A.) General

1.         Heat registers and cold air returns shall remain in existing locations unless otherwise indicated here or on the Working Drawings.

B.) Equipment

1.         Contractor does not guarantee the heating capacity or cooling capacity of existing system and is not responsible for balancing system after completion.

C.) Sheet Metal

1.         Extend duct work as necessary to heat and cool and furnish new registers.

2.         Re-route one heat register from new bathroom layout as indicated on the Working Drawings.

D.) Ventilation

1.         Furnish and install flexible plastic hose from bathroom exhaust fan to the outside through an exterior wall with a dampened wall cap.

X.) Painting / Staining

A.) Walls / Ceiling

1.         Contractor shall apply primer and one (1) single color finish coat of paint to wall and ceiling areas prepared with spray texture.

2.         Owner is responsible for labor and materials to prime and paint finished wall and ceiling surfaces.

B.) Millwork / Doors

1.         Contractor shall supply labor and materials to stain and varnish new wood surfaces, including new doors, base molding, and casings on doors and windows.  Existing wood shall remain as is.

2.         Owner is responsible for labor and materials for staining and varnishing of new millwork and wood surfaces.

XI.) Miscellaneous

1.         N/A
