Specifications

Kitchen
Remodeling
Custom Design
Associates, Inc. (Contractor)
shall supply labor and materials to perform the following Kitchen Remodeling for
Mr. & Mrs. Homeowner (Owner) at
1234 Main Street, Milwaukee, WI, 555-1234 in accordance with the following
Specifications, dated April 22, 2000, Working Drawings, dated April 22, 2000,
and foregoing Terms and Conditions of Construction Agreement.
I.) Contract Amount and Payment Schedule
A.) Progress Payments
1.
Work shall be completed in accordance with the following Specifications
and Working Drawings in consideration for the contract sum listed below with
payment to be made as follows:

II.) General
A.) Permits
1.
Permits shall be applied and paid for by the Contractor.
B.) Utilities
1.
Owner is responsible for any charges made by utility or
fuel companies in the lighting, heating, or servicing during said remodeling.
C.) Insurance Certificate
1.
An original certificate of insurance shall be attached to construction
agreement. By signing this
agreement Owner states that he / she has received and inspected
such documents or has waived such inspection.
D.) Warranty
1.
See attached Terms and Conditions number 18 for warranty coverage.
III.) Demolition
A.) Job Preparation
1.
Owner is responsible for removal and storage of personal
property and valuables from in and around construction areas including access to
construction site, and construction material storage areas.
2.
Contractor shall put down carpet runners and plastic off
areas as needed to protect from dust as much as possible.
3.
Contractor shall move the existing range, dishwasher, and
refrigerator to an area in the kitchen or out of the way of construction but
does not guarantee operation of appliances after moving or storage.
Owner is responsible
for disposal of appliances.
4.
Contractor does not guarantee the condition or operation
of Owner’s
existing fixtures, fittings, or appliances when re-using.
5.
Owner is responsible for wallpaper removal and damage to walls from such
removal.
B.) Site Prep and Clean-up
1.
Remove interior material such as base millwork and other items exclusive
to the preparation for the kitchen cabinet replacement.
2.
Remove the existing sink and plumbing under sink.
3.
Remove the existing counter tops.
4.
Remove the existing cabinets.
5.
Remove the soffits in entire kitchen area.
6.
Remove exterior material such as window trim exclusive to the preparation
for the window removal.
7.
Remove one window in the kitchen to prepare for new window in existing
location as indicated on Working Drawings.
8.
Remove existing vinyl flooring and underlayment to prepare for new
flooring installation.
9.
Contractor shall maintain a clean job site with
appropriate waste containers and daily clean up.
10.
Haul away all construction debris only.
11.
Note;
if any hazardous materials, such as asbestos, are uncovered during
demolition a licensed abatement Contractor
shall be contacted to perform necessary work at an extra charge to the Owner
as described in the terms and conditions. This
may cause a delay in the schedule.
IV.) Construction
A.) Rough Carpentry
1.
Frame in window as needed in existing opening in the kitchen as indicated
on the Working Drawings.
2.
Frame in new half wall between kitchen and dinette as indicated on
Working Drawings.
B.) Windows / Doors
1.
Furnish and install Hurd
#1527-2 aluminum clad casement windows with TC 88 glass and screens as indicated
on Working Drawings. Note: Window to be pulled to the outside of brick to allow for a
wider stool and apron.
V.) Finishes
A.) Drywall
1.
Furnish and install 1/2" drywall on all wall and ceiling areas
damaged from soffit removal.
2.
Furnish and install 1/2" drywall on new half wall.
3.
All outside corners shall be metal beaded.
4.
Joints and seams shall be taped and mudded and sanded to a smooth finish.
5.
A sand textured spray primer shall be applied to areas not receiving
wallpaper.
6.
Owner is responsible for wall preparation, priming, and
sizing all areas to receive wallpaper.
B.) Finish Flooring
1.
Furnish and install approximately 125 square feet of oak floor material
in kitchen and pantry closet including stair tread and risers to back hall.
Provide (1) coat of stain and (2) coats “Mega” High Build latex
polyurethane. Allowance for floor material shall be $7.50 per square foot.
VI.) Finish Carpentry
A.) Cabinets / Counter top
1.
Furnish Dura Supreme
"Crestwood" maple kitchen cabinets in "Oxford" standard
overlay door style on base cabinets and "Manchester Classic" standard
overlay door style on wall cabinets in sage mist finish as indicated on Working
Drawings. Upgrades include: tip downs at the sink, roll-outs where applicable,
dishwasher panel, and refrigerator panel.
2.
Install cabinets and moldings as indicated on Working Drawings.
3.
Furnish and install 3/4” Laborador Green granite
tops with 11/2" eased edge treatment without backsplash in
the kitchen area.
4.
Furnish and install Wilsonart
#4627-690 “Hunter Nebula” single cove laminated counter top with standard
edge treatment and standard backsplash at the planning area.
B.) Hardware
1.
Furnish and install cabinet hardware; door knob #2371-B and drawer pull
#2373-B; on new kitchen cabinets.
C.) Ceramic
1.
Note: Tile
backsplash will be an addendum to the contract and is not included at this time.
D.) Millwork / Moldings
1.
Furnish and install 4” Poplar unfinished window casings with 3/4” back
band on new kitchen window.
2.
Furnish and install three part Poplar unfinished base molding in the
kitchen to resemble that in the existing residence.
3.
Furnish and install Maple or Birch plant shelf at new window.
VII.) Plumbing
A.) General
1.
All plumbing work is done by licensed plumbers.
2.
Contractor is not responsible for water pressure or water
draining deficiencies before, during, or after construction due to existing
conditions.
B.) Rough Plumbing
1.
Furnish and install new supply lines and trap for new sink and air gap
for new dishwasher.
C.) Fixtures
1.
Furnish and install a standard solid color Elkay
#ELU-3120 undermount stainless steel double bowl sink with chrome strainer
baskets as indicated on Working Drawings.
D.) Fittings
1.
Furnish and install one (1) Kohler chrome "Coralais" #K-15162-CP faucet with pull-out
spray faucet. Installation to be without escutcheon.
E.) Appliances
1.
Install Owner's
new Bosch #SHU4306UC dishwasher with trim kit #SGZ1046UC as indicated on
Working Drawings.
2.
Install Owner's
existing disposer as indicated on Working Drawings.
VIII.) Electrical
A.) General
1.
All electric is done by licensed electricians.
2.
Locations of switches and light fixture mounting boxes shall remain as
existing unless otherwise indicated here or on Working Drawings.
3.
Contractor shall utilize existing electrical service
panel box and existing breakers.
4.
Owner supplied materials to be at job site as scheduled
or a trip charge may result.
B.) Rough Electric
1.
Re-route electric as necessary for new kitchen layout as indicated on
Working Drawings.
2.
Furnish and install new switches and receptacles per code and as
indicated on Working Drawings. Contractor
shall install toggle/rocker switches and white/ivory/almond backplates.
C.) Appliances
1.
Wire for
Owner's new Jenn Air #JCD2289ATB refrigerator location as indicated on the
Working Drawings.
2.
Wire for new downdraft vent at range as indicated on Working Drawings. Note; fan will be ducted to the outside through the
basement.
3.
Wire for Owner's
new Jenn Air #SUE47600B range receptacle location as indicated on the
Working Drawings.
4.
Wire for and connect Owner's
new Bosch #SHU4306UC dishwasher.
5.
Wire for Owner's
existing disposer.
D.) Lighting
1.
Furnish and install seven (7) recessed light fixtures in the kitchen as
indicated on the Working Drawings.
2.
Furnish and install four (4) Puck under cabinet lights in the new kitchen.
3.
Wire for new switch for Owner's
existing light fixture in
kitchen ceiling.
E.) Communications Systems
1.
Furnish and install (1) television cable and (1) two line phone wire.
Provide outlet for cordless phone. Hook-up
of cable and phone is by Owner.
2.
Owner is responsible for installation of television
cable, phone wire, and security and fire alarm systems for new kitchen.
IX.) Heating / Ventilation
A.) General
1.
Heat registers and cold air returns shall remain in existing locations
unless otherwise indicated here or on the Working Drawings.
B.) Equipment
1.
Contractor does not guarantee the heating capacity or
cooling capacity of existing heating equipment.
C.) Ventilation
1.
Furnish and install ductwork from new downdraft vent to the exterior
through the basement. Duct work
will be terminated with a dampened wall cap.
X.) Painting / Decorating
A.) Walls / Ceiling
1.
Owner is responsible for labor and materials to prime and
paint all wall and ceiling areas prepared with spray texture.
2.
Owner is responsible for wallpaper preparation and
installation.
B.) Millwork
1.
Owner is responsible for labor and materials to stain and
varnish all new and existing unfinished wood surfaces.
C.) Exterior
1.
Owner is responsible for labor and materials to prime and
paint all new and existing wood surfaces on the exterior.
